A Private Advisory:
Structural Equity Through Condo Conversion

Fast Track Condo Conversion™ (FTCC™), founded by Jen Chan, is a proprietary advisory system for owners of San Francisco duplexes and select small multifamily properties in urban markets. FTCC™ is designed to identify structurally hidden equity that may not be fully reflected in traditional valuation models.

What FTCC™ Does

FTCC™ evaluates whether condominium conversion may create meaningful equity opportunity from an existing property before capital improvements, repositioning, or disposition decisions are made. The advisory process is structured to simplify a complex regulatory and ownership analysis by focusing on ownership structure, regulatory positioning, and property characteristics to determine whether hidden value potential may already exist within the asset.

Why This Matters

In the small multifamily market, properties are often evaluated primarily through income performance and physical condition. While important, these metrics may not fully reflect structural factors that influence highest- and best-use repositioning. As a result, some properties may contain unrealized equity that remains invisible within conventional valuation frameworks.

Methodology

FTCC™ applies a structured three-lens analysis across ownership and title structure, regulatory and entitlement conditions, and strategic capital positioning to assess whether condominium conversion may create measurable short- to long-term equity advantage prior to execution.

Client Success Story

Five professionals acquired a five-unit building in San Francisco’s Western Addition as a Tenants-in-Common (TIC). Using FTCC™, they converted it into five individually owned condominium homes— generating over $1.5M in additional value—on less than $200K in capital investment and in a shorter-than-typical timeframe. The outcome was driven by structure, sequencing, and regulatory strategy—not market appreciation.

JEN CHAN

Founder | Principal Strategist | Creator of FTCC™

Jen Chan is the founder and visionary creator behind White Tiger Fast Track Condo Conversion™ (FTCC™), the proprietary system transforming condo conversion into a strategic, capital‑driven wealth engine. With 15+ years refining and innovating this approach, she transforms condo conversion from a fragmented, opaque process into a repeatable, decision-driven wealth strategy. Her work bridges institutional-grade strategic rigor with real-world asset stewardship—evaluating opportunity, risk, and value before recommending any tactical move.

Early in her career, Jen supported executive leadership at one of Orlando’s largest private investment management and commercial real estate firms, earning a Standing Ovation Award for contributions that directly drove:

  • $53M leveraged collateral loan to maximize investment performance
  • Chairman & Board approvals for $250M+ in NNN property portfolios
  • Nationwide acquisitions of high-performing commercial assets

Alongside her corporate experience, Jen built and managed her own real estate portfolio—acquiring nine residential properties and executing multiple successful condo conversions. This rare combination of institutional-high grade discipline and hands-on ownership experience informs every FTCC™ strategy, delivering both strategic rigor and precise execution.

Jen’s methods were honed in San Francisco, one of the nation’s most complex and regulated real estate markets, where precision, sequencing, and execution are non-negotiable—giving her clients a unique advantage in unlocking wealth where others see risk.

At White Tiger, we are a heart-centered company with a strategic edge. We believe real estate is more than an investment—it’s a vehicle for generational wealth, empowerment, and meaningful community impact. Through condo conversion, we unlock overlooked equity in small multifamily owners—maximizing value while honoring residents and creating pathways for renters to become stakeholders in their future and expand new pathways for upward mobility.

Guided by our 5D conscious paradigm, we balance profitability with ethics, sustainability, and social responsibility. We approach every project with precision, transparency, and respect—creating outcomes that elevate owners, residents, and neighborhoods together.

We are a strategic advisory focused on condo conversion—not a brokerage, law firm, or mass-market course. Our perspective is shaped by direct experience alongside pioneers of TIC and modern condo conversion in San Francisco.

We advise owners on feasibility, value creation and erosion, regulatory dynamics, and risk trade-offs through a capital strategy lens. Each engagement begins with a focused advisory discussion centered on decision clarity, value alignment, and the most efficient path forward—whether to proceed, restructure, or hold.

Vision

Through democratized condo conversion, we unleash wealth with purpose, enabling people to build enduring prosperity, strengthen communities, and create lasting impact. Guided by the triple bottom line—people, planet, profit—we are creating a future where ownership belongs to everyone.

Mission

We are redefining wealth and ownership through condo conversion, unleashing hidden equity, and expanding access to homeownership. By aligning owners, investors, and communities, we create prosperity, high-performance assets, and lasting impact—building a new paradigm where opportunity is shared by all.

"Whatever is good for your soul, do that."

Inside the Vision with Jen Chan

I’m not just a guide—I’m a condo conversion strategist and recognized authority, navigating one of the most complex markets in the country. I advise owners on disciplined, high-impact decisions that unleash hidden, exponential wealth potential.

My breakthrough came from challenging conventional thinking in crowded urban markets, where I discovered condo conversion—an underutilized, city-approved strategy capable of unlocking hidden equity. Executing my first project revealed a deeper truth: owners outside large-scale development were often overlooked—not for lack of opportunity, but for lack of access, clarity, and a reliable path forward.

That realization inspired Fast Track Condo Conversion™ (FTCC™)—my proprietary system designed to demystify and accelerate condo conversion, creating meaningful, multi-generational equity. FTCC™ is more than a methodology—it’s a catalyst for a new era of conscious, strategic wealth.

My leadership is anchored by disciplined strategy and a deep respect for universal principles—alignment, integrity, and the law of cause and effect. I believe how we build value shapes not only financial outcomes, but human possibility.

WHITE TIGER is more than a firm; it’s my life’s work. By transforming properties, we transform lives—together, we step into your elevated reality—and make it extraordinary.
